Mombello Monferrato, Cascina San Giovanni

Cascina San Giovanni è una storica dimora contadina in laterizio e tufo con spettacolare vista panoramica, parzialmente ristrutturata, con piscina e club house indipendente dalla casa, la quale è circondata da circa 23.000 mq di terreni in proprietà.
La club house in tufo, con tetto a vista in legno sbiancato, si apre sulla piscina ed è totalmente ristrutturata e fruibile. Risulta composta da salone con bar, bagni (anche per disabili), spogliatoio, soppalco a balconata che si affaccia sul salone sottostante. Questo locale è stato un tempo utilizzato come circolo ricreativo, fruendo della piscina antistante.
La cascina ad L ha la parte principale su tre piani ed è parzialmente ristrutturata; il porticato laterale, in blocchi di tufo e mattoni, permette ulteriori ampliamenti.
Al piano terra, a sinistra della scala, troviamo un salottino con camino a legna e un grande living con altro camino funzionante e spettacolari volte a botte in laterizio sabbiate. L'open space si snoda armoniosamente nella sala da pranzo che si collega ad una grande cucina luminosissima perché totalmente vetrata, quasi fosse una serra. Seguono una dispensa-ripostiglio, una lavanderia e il wc.
A dx della scala, c'è un salone con camino in tufo, e, situate ad un piano intermedio altre due stanze e bagno ancora totalmente da ristrutturare; una scaletta interna conduce ad una vasta cantina retrostante con alte volte che ha anche l'accesso indipendente dal cortile.
Salendo la scala, al primo piano a destra, troviamo una grande camera da letto con bagno en suite, ripostiglio e pavimenti in palchetto.
A sinistra, è presente un'altra camera da letto o cabina armadi per la suite padronale.
Al secondo piano ci sono due camere con pavimenti in palchetto, di cui la più grande con rustico tetto a vista con capriate in legno e formelle di cotto, ed un bagno ancora da realizzare.

MOMBELLO MONFERRATO si erge su un dolce declivio della corona collinare che fronteggia il versante nord del santuario di Crea e comprende le frazioni di: Casalino-Cascine Garoppi, Ilengo, Morsingo, Pozzengo-Gaminella e Zenevreto, nonché una ventina tra piccoli borghi e cascine.
Il primato forse anche italiano di oltre 60 km di strade sterrate e poi ancora miriadi di piccoli sentieri ci fanno conoscere i segni di un passato dove pare che il tempo si sia fermato.

A Pozzengo: oltre al famoso Santuario di San Gottardo che si erge sulla prima rampa della strada da Gaminella, nel centro paese la chiesetta della Beata Vergine del Carmine costruita nel 1655, proseguendo troviamo l'antica chiesetta di San Rocco e quasi ai confini con Cantavenna una balza ci conduce al Sacello di San Bernardo;
San Rocco è il patrono di Mombello Monferrato.

Cascina San Giovanni is a historic farmhouse in brick and tuff with a spectacular panoramic view, partially renovated, with swimming pool and club house independent of the house, which is surrounded by approximately 23,000 m2 of land owned.
The tuff club house, with exposed bleached wood roof, opens onto the swimming pool and is totally renovated and usable. It consists of a lounge with bar, bathrooms (also for the disabled), dressing room, mezzanine with balcony overlooking the lounge below. This place was once used as a recreational club, making use of the swimming pool in front.
The L-shaped farmhouse has the main part on three floors and has been partially restored; the side portico, in blocks of tuff and bricks, allows for further extensions.
On the ground floor, to the left of the staircase, we find a sitting room with a wood-burning fireplace and a large living room with another working fireplace and spectacular sandblasted brick barrel vaults. The open space harmoniously winds into the dining room which connects to a large, very bright kitchen because it is totally glazed, almost like a greenhouse. This is followed by a pantry-storage room, a laundry room and a toilet.
To the right of the staircase, there is a living room with a tuff fireplace, and, located on an intermediate floor, two other rooms and a bathroom still to be totally restored; an internal staircase leads to a large cellar behind it with high vaults which also has independent access from the courtyard.
Going up the staircase, on the first floor to the right, we find a large bedroom with en suite bathroom, closet and parquet floors.
To the left, there is another bedroom or walk-in closet for the master suite.
On the second floor there are two bedrooms with wooden floors, the largest of which has a rustic exposed roof with wooden trusses and terracotta tiles, and a bathroom still to be built.

MOMBELLO MONFERRATO stands on a gentle slope of the hilly crown facing the northern slope of the sanctuary of Crea and includes the hamlets of: Casalino-Cascine Garoppi, Ilengo, Morsingo, Pozzengo-Gaminella and Zenevreto, as well as about twenty small villages and farmhouses.
Perhaps also the Italian primacy of over 60 km of dirt roads and then still myriads of small paths let us know the signs of a past where it seems that time has stopped.

In Pozzengo: in addition to the famous Sanctuary of San Gottardo which stands on the first ramp of the road from Gaminella, in the center of the town there is the small church of the Beata Vergine del Carmine built in 1655, continuing on we find the ancient small church of San Rocco and almost on the border with Cantavenna a crag leads us to the Sacellum of San Bernardo;
San Rocco is the patron saint of Mombello Monferrato.

Cascina San Giovanni est une ferme historique en brique et tuf avec une vue panoramique spectaculaire, partiellement rénovée, avec piscine et club house indépendant de la maison, qui est entourée d'environ 23 000 m2 de terrain appartenant.
Le club house en tuf, à la toiture apparente en bois blanchi, s'ouvre sur la piscine et est totalement rénové et utilisable. Il se compose d'un salon avec bar, salles de bain (également pour handicapés), dressing, mezzanine avec balcon donnant sur le salon en contrebas. Cet endroit était autrefois utilisé comme club de loisirs, faisant usage de la piscine en face.
La ferme en forme de L a la partie principale sur trois étages et a été partiellement restaurée ; le portique latéral, en blocs de tuf et de briques, permet d'autres extensions.
Au rez-de-chaussée, à gauche de l'escalier, nous trouvons un salon avec une cheminée à bois et un grand salon avec une autre cheminée en état de marche et de spectaculaires voûtes en berceau en briques sablées. L'espace ouvert serpente harmonieusement dans la salle à manger qui se connecte à une grande cuisine très lumineuse car totalement vitrée, presque comme une serre. Vient ensuite un cellier-débarras, une buanderie et des toilettes.
A droite de l'escalier, un salon avec une cheminée en tuf, et, situés à un étage intermédiaire, deux autres chambres et une salle de bains encore à restaurer totalement ; un escalier intérieur mène à une grande cave derrière elle avec de hautes voûtes qui a également un accès indépendant depuis la cour.
En montant l'escalier, au premier étage à droite, on trouve une grande chambre avec salle de bain en suite, placard et parquet.
À gauche, il y a une autre chambre ou un dressing pour la suite principale.
Au deuxième étage, il y a deux chambres avec des planchers en bois, dont la plus grande a un toit apparent rustique avec des fermes en bois et des tuiles en terre cuite, et une salle de bain encore à construire.

MOMBELLO MONFERRATO se dresse sur une pente douce de la couronne vallonnée face au versant nord du sanctuaire de Crea et comprend les hameaux de : Casalino-Cascine Garoppi, Ilengo, Morsingo, Pozzengo-Gaminella et Zenevreto, ainsi qu'une vingtaine de petits villages et fermes .
Peut-être aussi la primauté italienne de plus de 60 km de chemins de terre et puis encore des myriades de petits chemins nous font connaître les signes d'un passé où il semble que le temps s'est arrêté.

À Pozzengo : en plus du célèbre Sanctuaire de San Gottardo qui se dresse sur la première bretelle de la route de Gaminella, au centre de la ville se trouve la petite église de la Beata Vergine del Carmine construite en 1655, en continuant on trouve la ancienne petite église de San Rocco et presque à la frontière avec Cantavenna un rocher nous conduit au Sacellum de San Bernardo;
San Rocco est le saint patron de Mombello Monferrato.

Cascina San Giovanni ist ein historisches Bauernhaus aus Backstein und Tuffstein mit spektakulärem Panoramablick, teilweise renoviert, mit Swimmingpool und Clubhaus unabhängig vom Haus, das von einem ca. 23.000 m2 großen Grundstück umgeben ist.
Das Clubhaus aus Tuffstein mit freiliegendem Dach aus gebleichtem Holz öffnet sich zum Swimmingpool und ist vollständig renoviert und nutzbar. Es besteht aus einer Lounge mit Bar, Badezimmern (auch für Behinderte), einem Ankleidezimmer, einem Zwischengeschoss mit Balkon und Blick auf die darunter liegende Lounge. Dieser Ort wurde einst als Freizeitclub genutzt, der das Schwimmbad davor nutzte.
Das L-förmige Bauernhaus hat den Hauptteil auf drei Etagen und wurde teilweise restauriert; Der seitliche Portikus aus Tuff- und Ziegelblöcken ermöglicht weitere Erweiterungen.
Im Erdgeschoss, links von der Treppe, finden wir ein Wohnzimmer mit einem holzbefeuerten Kamin und ein großes Wohnzimmer mit einem weiteren funktionierenden Kamin und spektakulären Tonnengewölben aus sandgestrahlten Backsteinen. Der offene Raum windet sich harmonisch in das Esszimmer, das mit einer großen Küche verbunden ist, die sehr hell ist, weil sie vollständig verglast ist, fast wie ein Gewächshaus. Daran schließt sich ein Speisekammer-Abstellraum, eine Waschküche und eine Toilette an.
Rechts von der Treppe befindet sich ein Wohnzimmer mit einem Tuffkamin und in einem Zwischengeschoss zwei weitere Zimmer und ein Badezimmer, das noch vollständig restauriert werden muss. Eine Innentreppe führt in einen großen dahinter liegenden Keller mit hohen Gewölben, der ebenfalls einen unabhängigen Zugang vom Hof hat.
Wenn wir die Treppe hinaufgehen, finden wir im ersten Stock rechts ein großes Schlafzimmer mit eigenem Bad, Schrank und Parkettboden.
Auf der linken Seite befindet sich ein weiteres Schlafzimmer oder ein begehbarer Kleiderschrank für die Mastersuite.
Im zweiten Stock befinden sich zwei Schlafzimmer mit Holzböden, von denen das größte ein rustikales Sichtdach mit Holzbindern und Terrakottafliesen hat, und ein Badezimmer, das noch gebaut werden muss.

MOMBELLO MONFERRATO liegt auf einem sanften Hang der hügeligen Krone gegenüber dem Nordhang des Heiligtums von Crea und umfasst die Weiler Casalino-Cascine Garoppi, Ilengo, Morsingo, Pozzengo-Gaminella und Zenevreto sowie etwa zwanzig kleine Dörfer und Bauernhöfe .
Vielleicht lässt uns auch das italienische Primat von über 60 km unbefestigten Straßen und dann noch unzähligen kleinen Pfaden die Zeichen einer Vergangenheit wissen, in der die Zeit stehen geblieben zu sein scheint.

In Pozzengo: Neben der berühmten Wallfahrtskirche San Gottardo, die an der ersten Rampe der Straße von Gaminella steht, befindet sich im Zentrum der Stadt die kleine Kirche der Beata Vergine del Carmine aus dem Jahr 1655, weiter finden wir die alte kleine Kirche von San Rocco und fast an der Grenze zu Cantavenna führt uns ein Felsen zum Sacellum von San Bernardo;
San Rocco ist der Schutzpatron von Mombello Monferrato.
